- The student residence is the first piece of the broader urban regeneration initiative at the Ex Magazzini Generali site in Brescia.
Brescia, July 15, 2026 – The new “Camplus Brescia Lamarmora” student residence opened today in the Ex Magazzini Generali area of Brescia, located at the new Via Papa Giovanni Paolo II 8. The facility provides the city with 252 beds, 30% of which are earmarked for students from low-income families at capped rates, benefiting from funding allocated by the National Recovery and Resilience Plan (NRRP). The management of the new facility has been entrusted to Camplus.
The initiative is promoted and financed with an investment of approximately €20 million by the iGeneration fund, managed by Investire SGR (Banca Finnat Group) and dedicated to sustainable student housing. The fund includes contributions from CDP Real Asset SGR (CDP Group) through the FNAS fund, the European Investment Fund (EIF), and several leading Italian banking foundations and social security funds. At its first closing, iGeneration has already raised over €200 million, aiming to deliver approximately 2,500 beds across Italy. The Brescia initiative adds to completed projects in Naples, Padova, Parma, and Forlì (University of Bologna Campus), as well as ongoing construction sites in Florence, Piacenza, and Reggio Emilia.
The inauguration event was attended by Michela Tiboni, Brescia's City Councilor for Urban Planning, and Elena Marta, President of EDUCatt – the Institution for the Right to University Education at the Università Cattolica del Sacro Cuore. Also present were top executives from the project's partner organizations: Antonino Turicchi, CEO of CDP Real Asset SGR; Paolo Boleso, Head of Residential & Social Infrastructure at Investire SGR (Banca Finnat Group); Hans Martin Pohl, CEO of Pohl Immobilien; and Maurizio Carvelli, CEO of Camplus.
The project will provide 122 single rooms and 65 double rooms, each featuring private bathrooms and dedicated kitchenettes. In addition, residents will have access to common areas (study rooms, a meeting room, a relaxation area, and a recreation room) and utility spaces (laundry, cloakroom, bicycle storage, and a garage), alongside specific management facilities (reception, storage rooms, changing rooms, caretaker's quarters, and technical rooms).
The entire building was constructed using XLAM technology (prefabricated structural timber panels), allowing the property to be completed in a record-breaking ten months. This approach aligns with the sustainability and energy efficiency goals, as well as the environmental and social responsibility criteria promoted by the Fund, in compliance with Article 8 of EU Regulation 2088/2019 (SFDR).
The opening of the student residence is part of the broader urban regeneration of the Ex Magazzini Generali area between Via Corsica and Via Salgari in Brescia. This aligns with the local development strategy promoted by the Municipality of Brescia, which will soon include a new tram line with dedicated stops at Salgari and Parco Pescheto, directly connecting the area to the main railway station and the metro network.
The student residence is the first completed milestone of «Brescia Urban Living», the project revitalizing the «Ex Magazzini Generali» site. It was built by a business consortium led by Pohl Immobilien, a company that develops and delivers highly sustainable and innovative real estate projects across Italy. The urban regeneration master plan also includes the upcoming construction of a business hotel and modern residential buildings.
Driven by new academic programs and an innovative, diversified educational offering, the University of Brescia and the Università Cattolica del Sacro Cuore have seen steady enrollment growth in recent years, aligning with the city's goal to reach 20,000 students. The Fine Arts and Design Academies, the Libera Accademia di Belle Arti, and the “Luca Marenzio” conservatory complete the local landscape for higher education in arts and music.
